The Design-Build Methodology

How It Works

A calm, orderly process designed to eliminate surprises, align budgets early, and deliver durable outdoor structures.

Seasonal Scheduling Rhythm

Design and permits in fall and winter; build in spring. Municipal approvals and engineering stamps take time. Planning early guarantees your spring construction slot before schedules close.

01Phase

Short Qualification Call

We review your submitted application, property address, zoning jurisdiction within the Denver metro, approximate size, and budget alignment before scheduling calendar time.

02Phase

On-Site Evaluation Visit

Our project lead meets you at your home to evaluate site access, grades, existing ledger attachment, sun exposure, setbacks, and utility alignments.

03Phase

Paid Planning Agreement

Before drafting engineered drawings or pulling permits, we execute a paid planning agreement. Deposits are credited 100% to your final construction contract.

Terrace design deposit: about $1,000–$1,500 · Retreat: $2,500 · Oasis: $5,000 (each credited to the contract).
04Phase

Written Scope & Fixed Price

You receive an exact architectural drawing set, 3D visualizations, material specs, and a fixed-price construction contract. Change orders are written and agreed before extra work.

05Phase

Municipal Permits & Engineering

We submit plan sets to your Denver metro building department, manage plan review comments, coordinate structural engineering stamps, and support HOA submittals.

06Phase

Dedicated Construction Phase

Excavation, pier footings, framing, composite installation, railing, covers, and electrical work executed by skilled trades under active site supervision.

07Phase

Final Walkthrough & Punchlist

A thorough walkthrough with the contractor of record, municipal final inspection sign-off, care guidelines, and warranty documentation handover.

Written Change Order Policy

Change orders are written and agreed before extra work. We do not perform unapproved work and we never issue surprise invoices at the conclusion of a project. If you decide to adjust deck dimensions, add integrated lighting, or alter railing styles, the scope and cost are formally approved first.
